We provide this service when there are plans to sell / acquire a property or plan works on one. At this stage it is vital to establish the condition and conformity from planning point of view of the property.
Far too often we get engaged by clients that have recently acquired properties and have plans to carry out improvements. In many of these cases there are certain irregularities which are not made evident during the purchase and not all notaries have the capacity to carry the necessary checks from architectural point of view and superimpose existing property conditions against the approved permits the city holds.
We as architects can establish the existing volumetry of the property and compare it against the approved plans for previous works that the respective city urban departments hold and advise accordingly. Any future works to the property are dependent on regularizing whatever areas of its present state do not conform to the approved plans.
The service includes one meeting at the property (PACA region) and initial discussion with prospective parties and familiarizing ourselves visually with the property and current regulations for the zone. Also, establishing if any further investigative action should be prescribed i.e. meetings with urbanists, acquiring and studying archived plans or carrying out an architectural survey to be superimposed over existing plans in complex cases.
